Listing sites start opening their 2027 calendars in the autumn, and the guests who book earliest are the ones booking around a date: Easter, the May bank holidays, the summer holidays. If your 2027 prices are not set when they look, you either lose the booking or sell your best weekend at a winter rate. This is the whole year's worth of dates in one place, and a straightforward way to turn them into seasons.
Bank holidays in 2027
Christmas 2027 falls on a weekend, so both Christmas Day and Boxing Day move to substitute days in the following week. Easter is early, at the end of March.
England and Wales
- Friday 1 January — New Year's Day
- Friday 26 March — Good Friday
- Monday 29 March — Easter Monday
- Monday 3 May — Early May bank holiday
- Monday 31 May — Spring bank holiday
- Monday 30 August — Summer bank holiday
- Monday 27 December — Christmas Day (substitute day)
- Tuesday 28 December — Boxing Day (substitute day)
Scotland
- Friday 1 January — New Year's Day
- Monday 4 January — 2 January holiday (substitute day)
- Friday 26 March — Good Friday
- Monday 3 May — Early May bank holiday
- Monday 31 May — Spring bank holiday
- Monday 2 August — Summer bank holiday
- Tuesday 30 November — St Andrew's Day
- Monday 27 December — Christmas Day (substitute day)
- Tuesday 28 December — Boxing Day (substitute day)
Scotland has no Easter Monday holiday and takes its summer bank holiday four weeks earlier than England. Northern Ireland adds St Patrick's Day (Wednesday 17 March) and the Twelfth (Monday 12 July). The dates above are from the UK government's bank holiday list.
The long weekends that sell out first
- Easter: Friday 26 to Monday 29 March. Four nights for most of the UK, and the first long weekend of the season.
- May Day: Friday 30 April to Monday 3 May.
- Spring bank holiday: Friday 28 to Monday 31 May, running straight into the May half term in England and Wales.
- August bank holiday: Friday 27 to Monday 30 August, the last weekend of the English summer holidays.
- Scottish summer holiday: Friday 30 July to Monday 2 August.
School holidays in 2027
School dates are set by each council, and academies can differ again, so there is no single national calendar. The weeks below are what most councils in England and Wales follow. Check your own council's dates, and if your guests mostly come from one or two cities, check theirs too.
- February half term: Monday 15 to Friday 19 February
- Easter holidays: Monday 29 March to Friday 9 April for most councils; some break up on Good Friday, 26 March
- May half term: Monday 31 May to Friday 4 June
- Summer holidays: from around Thursday 22 or Friday 23 July to the start of September, with most schools back on Thursday 2 or Monday 6 September
- October half term: Monday 25 to Friday 29 October, with a few councils taking two weeks
- Christmas: from around Monday 20 December
Scottish schools run to a different rhythm: the summer holiday starts in the last week of June and ends in the middle of August, and the October week is usually a week or two earlier than England's. If you are in the Borders, the Lakes or Northumberland, you get two summers, the Scottish one from late June and the English one from late July.
Turning the dates into seasons
Most sites settle on four price levels. Fewer than that and you leave money on the table in August; more than that and nobody, including you, can remember what applies when. A common structure for 2027 looks like this.
Peak
The dates that fill whatever you charge, within reason:
- Easter weekend, 26 to 29 March
- May Day weekend, 30 April to 3 May
- Spring bank holiday and May half term, 28 May to 6 June
- The summer holidays, 23 July to 30 August, finishing on the August bank holiday
- Christmas and New Year if you open, 23 December to 2 January
High
Warm, light, and busy at weekends, but midweek has room:
- The rest of the Easter holidays, 30 March to 11 April
- June outside half term, 7 June to 22 July
- The first week of September, 31 August to 5 September
Mid
Shoulder weeks with good weekend demand and quiet weekdays:
- Mid-April to the end of May outside the bank holidays, 12 April to 27 May
- September and October, 6 September to 31 October, with the October half term worth a step up if you are near the coast or a big attraction
Low
November to the middle of March, and the February half term if you open through the winter. Many sites close for some or all of this period, and the booking system should simply refuse those dates rather than price them.
Adjust for your own site
An adults-only site cares far less about school holidays and far more about weekends. A site by a festival or a show ground has a peak week of its own. A pop-up site that only opens for the summer may need two levels, not four. Start from the structure above and move the lines to match the pattern in last year's bookings.
Weekends and minimum stays
Within every season, Friday and Saturday nights book first. Two things stop that costing you money. The first is a higher weekend rate in your busier seasons: many sites charge their peak rate for weekends throughout high season, and their high rate for weekends in mid season. If your booking system prices by date rather than by day of the week, make the bank holiday weekends short seasons of their own, with their own rate, rather than trying to price every weekend separately.
The second is a minimum stay. A one-night booking on the Saturday of the August bank holiday blocks a pitch that would have sold for three. The usual pattern is a three-night minimum over the bank holidays, two nights at weekends in peak and high season, and no minimum in the quieter weeks, when a one-night stopover is better than an empty pitch.
Setting it up in Campiamo
Seasons in Campiamo are date ranges that repeat every year, so once 2027 is set up, 2028 only needs the dates nudged. The steps:
- Open Seasons in your dashboard and add one season per price level, with its dates. Add the bank holiday weekends as their own short seasons if you want a higher rate on them.
- On each pitch type, give every season a nightly price. Leave a season blank and the pitch type's base price applies.
- Give the busy seasons a minimum stay. A stay that crosses two seasons takes the stricter minimum, so a booking that starts in a quiet week and runs into a bank holiday is held to the bank holiday rule.
- Check your opening dates under property settings so the closed months are not bookable at all.
Each night of a stay is priced by the season it falls in, so a week that starts in high season and ends in peak is charged night by night, and the guest sees the total before they pay. The pitch types guide covers the detail.
Do it before the calendars open
Pitchup, Campsites.co.uk and the other listing sites ask for 2027 prices and season dates in the autumn, and anyone comparing sites in January is looking at whatever you entered then. An afternoon with this list, last year's calendar and a cup of tea is enough to set the whole of 2027, and it is the single highest-value afternoon of the off-season.
